I have some land but have no idea what is worth. How would you structure an offer?
The first step in the process is to meet and understand what you want rather than what you have, if that makes sense. It also gives you a chance to work out why you want to do business with us so we can both make sure there is a good fit. We will work in partnership with you to evaluate the potential of the land, assess how we can add value and then work it back from there. Where and what type of land it is will make a big difference to its potential e.g. greenfield, edge of settlement, brownfield, infill land, garden or back land, industrial and commercial buildings, agricultural barns, pubs, shops etc; all of these can work but there are many scenarios and planning conditions. We will do this openly and discuss the numbers with you before any offer. Our sole focus is to maximise the value of the land so we can both benefit. Win/win deals always work best.
I don’t know how to go about getting planning permission for my land. Can you help?
Yes, that’s exactly where we excel. It can be a complex and long-winded process but luckily, we are pretty good at navigating through planning applications and procedures, plus we have well respected experts within our team to provide specialist advice. We will take care of all aspects of planning including the funding of the planning process so you don’t have to risk your own hard-earned cash.
I think there is a chance I might get planning permission but I don’t have the money to risk losing it if an application fails?
That’s a valid concern, planning applications often run into tens even hundreds of thousands of pounds depending on the scheme. This is risk money with no guarantees of success. As developers, we will take on that risk and fund the applications, once we have appraised the site and decided on a plan in conjunction with your wishes.
I have some unused barns that I think might have potential. Would you be interested in that?
Definitely. We love barn conversions and farmyards and have done several of these. There are particular planning strategies for barns that work well and we are very experienced at deploying these.
I have a large garden that takes a lot of maintenance. I would be interested to see if I can sell some of it to raise some funds. Would this be interesting?
Potentially yes. There are many factors that will affect its development potential, but we’re always keen to explore what can be done. We will give you a straightforward assessment and if it looks like it could work, we can develop a plan together based on what you want to achieve.
I’ve been approached by a developer before who just wanted to buy my land for a pittance. Why are you any different?
We are different as well as Distinctive! We will work collaboratively with you in a couple of key areas. The first is to work out what outcome you want. Secondly, we focus on getting the maximum value possible out of the land in terms of designing the most optimal scheme. Based on this approach there is potentially more value in the land and therefore, we can afford to pay you a fair and decent price.
What type of deals would you consider for my land?
Well that depends on you and what you want as well as the value we think that we can jointly get out of the land and the level of risk involved. Depending on this, we can make an unconditional offer, an offer that is subject to planning and/or other conditions, we can agree an option to buy the land or we can work with you in partnership to gain planning and then market the land or develop out on a profit share basis.
I would love to get planning on my land but I know my neighbours are going to hate me for it. Can you help?
It’s an issue that we sometimes come across and we totally understand the sensitivity. Once we understand what you think is likely to be the most acceptable scheme, we can design this and agree the best way to engage with your neighbours to understand and alleviate their concerns so that we can refine the scheme in a way that is most sympathetic to the character of the local area and reflects local concerns. We find that being pro-active is often the best way and it takes any negative focus away from you. We will explain and visualise the scheme for your neighbours and we usually find that once they can picture the scheme and its benefits, then their fears dissipate. We find that computer generated images (CGI’s) really help here as many people can’t easily follow plans. This is often better than their just seeing the planning notices going up resulting in objections that we would have to deal with during the planning process in any case.
I have a friend that has land and might be interested in talking. How should I progress a discussion?
That’s great, we would love to talk and for your trouble we would be happy to pay you an introduction % fee based on a successful outcome.
